LANDLORD FAQ
Frequently Asked Questions.
-
Look for a letting agent that is registered in Scotland, understands the Edinburgh market, communicates clearly and sets out its fees and responsibilities in writing. It is also worth checking how the agent handles compliance, repairs, deposits and rent collection. Milards is registered under LARN1902094 and focuses on managed residential property in Edinburgh.
-
The achievable rent depends on the property's exact location, size, condition, furnishings, presentation and current tenant demand. A market-led rental valuation should compare your property with relevant local evidence before a figure is recommended. Milards provides property appraisals and strategic pricing as part of its landlord service.
-
Yes private landlords in Scotland must register with the local council for the area where the property is located. The landlord registration number should be included where required in tenancy documentation and property advertising. Milards can help managed clients keep the correct registration details on file.
-
A Scottish rental property may require a current gas safety record where gas is present, electrical safety inspection and testing, an EPC, compliant smoke and heat alarms, carbon monoxide detection where required, and a Legionella risk assessment. The Repairing Standard also covers the condition and safety of the property and its installations.
-
There is no single timescale. It depends on location, rent, property type, condition, presentation and current demand. Milards uses professional presentation, leading property portals, virtual tours, accompanied viewings and structured referencing to help attract suitable applicants without treating speed as more important than the quality of the tenancy.
-
Landlords have responsibilities around registration, property condition, safety, tenancy documentation, deposit protection, repairs, rent changes and the legal process for ending a tenancy. The property must meet the Repairing Standard at the start of the tenancy and throughout it. Requirements can change, so ongoing compliance management is important.
-
Where deposit protection rules apply, the deposit must be lodged with a Scottish Government approved tenancy deposit scheme within 30 working days of the tenancy starting. The tenant must also receive the required information. The scheme holds the money until the tenancy ends and provides a dispute process if deductions are contested.
-
For a private residential tenancy, current rules allow a rent increase once in a 12-month period, with at least three months' written notice using the correct rent increase notice. The rules depend on the tenancy type and can change, so the current Scottish process should be checked before any increase is served
-
Rent arrears should be addressed quickly and carefully. Scottish landlords must follow pre-action requirements, provide a clear arrears breakdown, share relevant information and make reasonable efforts to agree a repayment plan. If the arrears cannot be resolved, formal recovery or tenancy action may require an application to the First-tier Tribunal.
-
A fully managed service is useful if you want one team to handle the tenancy day to day, including rent collection, maintenance, inspections, tenant communication, compliance tracking and deposit administration. It can be particularly valuable for portfolio owners, busy landlords and owners who do not live close to Edinburgh.
-
Yes. Milards manages HMO properties in Edinburgh and can support landlords with the practical steps around licensing, property standards, safety documentation, tenant management and ongoing compliance. HMO requirements are more detailed than those for a standard rental property, so specialist oversight is especially important.
