Referencing may include proof of identity, employment and income information, previous tenancy details and financial information relevant to the application. Guarantor information may also be requested where applicable. Milards will explain what is needed for the individual property and applicant.

Not necessarily. Whether a guarantor is requested depends on the application and referencing outcome. If one is needed, Milards will explain what information the guarantor must provide and the separate application process.

Where deposit protection rules apply, your deposit must be lodged with a Scottish Government approved tenancy deposit scheme within 30 working days of the tenancy starting. The scheme holds the money during the tenancy and provides a dispute process if you and the landlord disagree about deductions at the end.

In Scotland, landlords and letting agents cannot charge fees for starting or renewing a tenancy. This includes administration fees and non-refundable holding deposits. You can still be asked for rent and a refundable tenancy deposit, subject to the applicable Scottish rules.

Use the emergency or out-of-hours process provided with your tenancy information. Milards' managed service includes 24-hour repair support. If there is an immediate threat to life or safety, contact the appropriate emergency service first, then report the issue to Milards as soon as it is safe to do so.

Pet arrangements can vary by property and landlord. Check the individual listing and tell Milards about any pets before applying, rather than assuming permission will be available. If consent is required, make sure it is recorded in writing before bringing a pet into the property.

Yes. Milards has a separate company application route where a business or organisation will be the applicant. Company lets can involve different documentation and contractual terms from an individual residential application, so the team will explain the process for the property.
